A lot of the operations can be different, more costly, and more complicated.

If you have access to the general and specialist books on how to do stuff and THEN you go to YouTube for video demonstrations and other internet sources for more guidance, you can't realistically be steered COMPLETELY wrong even on complicated renovation projects.Whereas you can easily be steered wrong just by going to YouTube and checking out unvetted videos at random.

Anything over 30k in rehab costs is a bit more complicated of a transaction and requires more fees and regulations. 

The other solution is overly complicated and doesn't make a ton of sense.

except in VERY specific and limited circumstances, running rental through an S corporation adds an additional layer of complications and MAY cause more taxation.  

However, we’ve learned a ton along the way and hope this helps others who walk through some complicated deals.
