If this is not an option, I would consider networking to find a reputable GC in your area and then paying them for their time to walk through the house with you when you visit prior to making the offer.

All the properties I identified are no longer available.The obvious solution is to use the 180 days for all hurricane repairs to be completed prior to closing etc etc.  

Plus comparing that to investing in stocks.Based on what you just said, let's say the property increase by 10% every year.
