You could also google cap rate per your area, but be cautious as this may not be accurate.Once you have the cap you can determine what the properties are worth in your area and then determine what your property is worth.

The question you have to ask is if the market does not go down, will you be able to buy a similiar property when you want to reinvest in the LA area.LA market investing is about capital appreciation and less about cash flow unless you go in Riverside and San bernadino counties where you can cash flow positive as in out of state be cautious in your next steps

Everyone has to live somewhere and the cost to buy 50 existing units is a fraction of the cost to build 50 new units and although rates are highER, they are still at relative lows compared to the past, making it a great time to finance your preowned 50 unit building.When the market floods with inventory, I will be ready to buy then as well, getting even better deals on the same buildings I m cautiously purchasing now.
