I think the down payment money is treated simply as a capital contribution, no need for interest and the complications that would cause. 

We are trying to negotiate fixed pricing this year for salt, however we still need to have the right guidance on what level of salt we need as they will likely base their pricing on roughly how much salt we tell them we need.Ideally we would not salt at all and simply plow/shovel, that would avoid all damage to concrete, etc. caused by salt.

Lest we forget the drying up completely of investor mortgages in late 08 to 2010 or so caused one hell of a mess to our economy   

Having worked for SDIRA custodians in the past, I've seen far too many "do this legally" workarounds to IRA regulations that end up causing problems for the account holder.

If the situation is that bad i.e. causing health issues then give the tenant an opportunity to break the lease and move.

Painting, cleaning up, etc - stuff that takes a lot of time but doesn't require specialized skills, and even if done poorly would not cause serious damage.
