Replacing the cabinets can be really costly.

New floors, new cabinets, new outlets, new vanity, new doors.

New roof, new cabinets, granite counter tops, new HVAC, new windows, corrected the foundation, added a patio and redid the shed out back (not sure I needed to do the patio), new flooring, new exterior and interior paint... list goes on!

could you please let me know how much am I looking at in terms of cost of renovation (paint, laminate flooring, fixtures, lightening, cabinets, etc).. this is a 3 unit (18 bed, 9 bath multi family home).. will be inhabited mostly by college graduate students.. suggestions, advice recommentations are welcome.. also please advice me on contractors bidding process..

Thank you for the great information.It seems like manipulating the system to your favor, and it's completely legal.I thought of one more step to bend the money.Interview a contractor and ask him to do the work on my first rehab.Also ask him to hire me as a Forman for the job.I'll work on and oversee the job from beginning to end.I can help with demo.His guys and do the sheet rocking and painting, my least favorite jobs.I can install windows and trim while his guys work on the floor.Then I do cabinets while his tile people work on the bathrooms then kitchen.The contractor can pay me $25 and charge me $40 or $50 an hour what ever he normally does.I'll have to be paying someone to do the work, why can't it be me?

What about the cabinet for the sink and the new toilet? 

Like maybe their painting price will be super low because maybe that's where they started and that's where they have the most connections, and maybe their cabinet prices will be high, or vice versa

I purchase all my cabinets off the shelf at Lowe's for our renovations. 

Put $30,863 of my personal funds into the rehab which included all new wood look tile floor throughout, cabinets, granite counter tops, stainless appliances, light fixtures, vanities, and added a door and closet to a bonus room above the garage to make it a 4 bedroom.
