Hello @Cassandra Boyett ,Buying turnkey can be an excellent purchase method but remember that this is only a purchase method, it does not assure you that you are buying in a “long term good” location, getting a good property or that you are going to get good tenants.You have heard the old adage that the three most important things to consider in real estate are location, location and location.

Find out your local rental laws but I can assure you that the tenant could potentially refuse to pay rent and you would have difficulty editing due to unsanitary living conditions.

Mr biggerpo,My apologies if I came across that way I just use trusts in my investing so I am not selling trusts or anything I can assure you.I just wish to network with people whom wish to invest.There are many ways of course to invest in real estate and I do respect all methods, I just prefer using trusts thats all.Thank you for bringing this to my attention..and I hope to learn and network well with biggerpocket members.Thanks.

They put you through their process their lenders so they can assure their needs are met not a bad business model but does not offer a lot of flexibility $150,000 for a house in Memphis is pretty crazy if you ask me even for a B+ neighborhood.
