Sad part is listing agents are advertising "FHA Assumable Loan" on MLS and they dont understand the process/timing.Is it better to apply for the FHA/secure the loan approval before searching for properties, so once a property is found, the financing is already in place without the 4-6 month hold up?

My strategy for REI has been to build a portfolio directly purchasing and leasing real estate but at some point start to transition my funds into private lending others' opportunities and getting away from being the actual owner and manager of properties. 

One could take the property list to be auctioned, and skip trace those addresses, and direct mail during the 1 yr period before end of redemption period. 

Moreover, should you refinance,  as the experts are expecting that rates will go down in the next 24-36 months, before the temp buy down is up, if that is the option you took then any of those funds collected from the seller / builder, and held in escrow to subsidize your mortgage payment will be applied as principal curtailment towards your mortgage balance.

The inspector did admit that there was a variance on file for this unit but he stated it no longer applied.
