Of course, this solution would be only temporary.

I loved the location of both but especially one on the sand at Gulf Shores Alabama.  

@Denis Boyda - North shore may get more attention because of population density but I wouldn't necessarily say that the north shore is any more desirable than the south shore. 

You can pay down the heloc over time, and interest rates will probably crest in the next 6 months to a year - so I would look at the high heloc expense as more of a temporary thing, and the new income property as more permanent.
