If there are any specific tips specifically trying to rent by the room house hack in a college, like things to look for in the house, how to estimate the correct rent, or anything similar to that i'd really appreciate the advice. 

You will rush, pay people who you think can help you, you will try creative finance and sub to and fail, you will be too eager to grab shiny objects.

I would say certainly within a month.This is your opportubnity to call in a soils engineer and make sure this does not happen again.

A Loan Advisor from Vystar Credit Union gave me the following information this morning for undeveloped, raw land in Georgia. 15 year term, 20% down, 9.5%Residential land under 15 acres, no structures. 

To my understanding, the deed should still be recorded before that as this happens as part of the recording process.
