It's only a bridge away!

Use a bridge loan to acquire the property, and refi out with a DSCR loan in 6 mo with cash out. 

Auctions are typical transactions where i myself, and investors have utilized a HML / bridge loan.

It's not the guy who tells someone to jump off a bridge that gets nailed or takes a loss, it's the guy that jumps. :)   

Another con is that there are a lot of fees associated with them...and rightfully so as a lot of these DST's need to utilize bridge loans while waiting for investors to buy into the trusts.

Things have changed in the last 10 yrs or so with not so many regular people crossing the bridge into Mexico - used to be we'd all go across for dinner and shopping but not so much anymore.

I guess a message of positivity I really want to convey with this rare BP rant is that I would encourage new investors to build bridges with the resources in their industry, not burn them.

As of now we are compiling folders full of our information which we plan to take to the streets in order to find local smaller banks who would be willing to give us a shot, in the same breath i am also looking to build relationships with private money lenders and hard money lenders in a bid to get our foot in the real estate door.Have to admit we haven't been involved in the networking side of things, we understand it's a fundamental part of the learning process and the building of bridges between the community, only for the fact of not being educated enough in the knowledge of real estate to be able to really give something back.As of now we feel more confident in our goals and the path we would like to take.Are we on the right track?
