@Justin Kovach - the time stamps within the photo can be easily "photoshopped", and the time and date in the photo file properties can also be easily altered - but it would take quite an effort to insert the daily newspaper into a photo after the fact ...

And you have to make it worth their time and effort as well. 

If your 'silent partners' have 1. invested money 2. been given a promise or an expectation for a return 3. are relying wholly on someone else’s efforts in the business (i.e. you)... then the SEC considers them investors and this is going to be regulated by securities law.As to how to structure it, if you're going to be finding the deal and managing everything then you can do something as simple as provide yourself 20% of the deal.

But upon contacting a company that can do the letters for me, I was told that I will need to go and get my own list, because they don't have Canadian customers.I tried to google how to get a list in Canada and I found out that Canada post can rent you a list.This means that I can only target my list based on neighborhood, which is a good start.But for anyone who have been successful with yellow letters in Canada, can you please share how you targeted your marketing efforts, how you saved on postage (almost $1 now), and other tips and recommendations for me.Thanks for your help

You can chase a possible dead beat tenant or you can put your time,effort, and energy into fixing up the place and hopefully making a profit. 

When you start counting other people's money you are going to waste time and effort that could be spent on the next deal.

Do not trust others until they have seen their effort pay off.  

I have started using this technique and it has helped my direct mail gain recognition and also i have found motivated sellers through my skip tracing and cold calling efforts.
