For me, it started with an investor-centric broker, which is extremely important.

I do a lot of biking, hiking, camping, snowboarding, etc. and I'm a broker here as well.

I know when I do deals I custom create terms for my folks and not all terms are exactly the same. .. remember this is total beginner borrowers who don't know what they don't know that is who would respond to a no money down 100% loan.. with the highest rates in the industry right now.. ( which I totally get and would expect for the risk they ultimately take when and if they close a loan for a beginner with Zero money down.. 

Start with a good broker/agent with experience in multifamily.

First part:  assuming the PM is a licensed re broker, they have absolutely no right to hold last month's rent--rent paid in advance is still rent. 

I am sure you have already found a mortgage broker to work with by now, but if not, I have used www.mortgagewithcindy.ca for single family residential properties.

Also on whether to retain the tenant or get a new one, it's almost always in your best interest to retain a tenant once you factor in loss of income b/c of vacancy period and then construction period for new tenant), legal fees, broker fees, etc.

Buyer decides to represent himself, buyer requests more details about a condo on RedFin, gets contacted by listing agent, LA and buyer meet at condo and do a walkthrough, buyer says where do I submit my offer, LA and broker both state your offer won’t be accepted unless you’re represented by a realtor, broker says you can use LA, buyer declines offer and says “I’ll have my realtor be in contact with you.
