You don't have accelerated depreciation anymore so therefore no recapture.You don't want to have any rental income in the S-corp because that is passive income and you can have a good chance of falling into the passive income rules under the S-corp and be subject to passive income penalty tax.Have you had any consulting on how to treat each of your properties?

Remeber Rooth IRA contributions do not get taxed, are taxed deferred and can be withdrawed tax free (if money is taken out prior to the age of 59.5 years you are subject to a 10% penalty tax).Thank you for your time!

I recently talked to someone at Country Wide and they said they don't require seasoning and as long as there are no prepay penalties they should be able to do it.If CW will do non seasoning refi then I'm sure there are plenty other lenders that will.I can see a problem with doing a refi on an all cash property, but like others mentioned maybe a 50% cash out or something would work a lot better for the lender.
