I’ve been busily patting myself on the back for the amount of equity Ive built up in my portfolio and all my bills are paid and the cash flow I thought was good and just had someone else analyze my portfolio and their first response was that the equity is useless unless you plan to sell it or leverage it and my CoC was not good.

. I have seen situations where landlords and tenants are both very firm on their requested rent price and it was a minimal difference and the landlord let them move out and the money it cost the landlord to clean fix paint and rent the unit out to a new tenant outweighed the difference they would have made the tenant after moving expenses and paying first class and Security again probably outweighed what they would’ve paid had they just stayed so sometimes it’s better to just negotiate and flex a little to renew a tenant than to keep swapping tenants.

I've looked at a lot of condos and houses in the past few weeks and from being in the field I can tell you that the transaction volume is picking up again - a lot of places are going into contract and prices are holding up well.My two favorite investment opportunities right now are single family homes in the top areas that your budget can afford and condos in buildings that were launched 4-6 years ago, are now in the market and have a lot of selling pressure because people who bought pre-construction want to sell and take profits.

Even if construction is elevated back to pre-recession levels (and that's a big if); it will take several years of heightened construction to balance out the supply/demand imbalance.
