Once completed, report signed, and copies provided to tenant, keys are turned over after reviewing any unusual or unique procedures or issues the tenant should be aware of.

Most title companies have to follow similar procedures/protocols and I think what makes a great title company is the people that work for it.

Then the end buyer and your agent will continue the closing procedures.

I don't think there is a requirement for "good funds" specified anywhere in TREC contracts and I would think the person that selects the title company should be obligated to make sure their procedure is followed if they wish to receive funds the day of closing instead of waiting on the hold for cashier's checks.Opinions?

You need a construction attorney, so you know all the laws, procedures, etc.

For example: What's your procedure if a tenant experience an episode or that tenant has no one to turn to-------- only you.... 

Sounds right to check with the town/county clerk as to their procedures to get it done.
