If I send instructions to fund a deal on Monday they will close on Wednesday, actually got one done in a little less on one transaction but don't want to brag and set too high of an expectation.We have funded a comercial loan, funded a flip, bought a rental that we intend to sell to the tents with owner financing, and bought a flip (as opposed to funding someone else).

Our instructor Trevor Evans showed us what they call "Double Principal" payments.

If you have no control of neighbors dog.. other than to instruct your tenant to notify police, animal control of the nuisance of the barking dog.

I would like to say how much I learned and how much I enjoyed the 2 Fortune Builders events that we attended, a 1 day and a 3 day event, very professional,  very entertaining, well worth the price of entry into the events, We left the event with more information than we could have imagined, from wholesaling, to property management, and much more...I feel like I received a tremendous value, just in the books, CD's, and DVD's,  that we got to bring home, not to mention the education that we received while at the event, Shawn Mac Nicholas, I believe was our Instructor at the 3 day event, Wonderful presentation, Great guy enjoyed his program very much... 

Because I have done hundreds of units in D apartments where the tenant would never follow instructions on a 2 page list of items to complete.

You initiate an order which sends the prospective tenant an email with instructions on how to proceed.  

Instruct tenant prior to leaving to fill the tank.

Here is an example from our rental agreement.STORAGE.Tenant agrees to not store items outside the dwelling unit unless contained in a proper storage unit.Tenant agrees to not pile or lean items against the building siding and fences.Tenant agrees to not store flammable liquids on the premises unless they are in small quantity for personal use only, stored according to manufacturer instructions and properly labeled.Tenant agrees to not store items that are excessively odorous.Tenant agrees to keep doors to storage sheds closed.
