In my experience, if it's been on the market for months and it's MFH, something's wrong with it; either asking price is too high or there are significant remedial repair issues needed.

Most items listed on Zillow, LoopNet, etc don’t really make sense, although I am sure that will be remedied as I hone my ability to analyze deals and start to reach out to real estate agents.

Our general inspector told us most likely the sewer line is fine, and the breach in the foundation is what is causing the water to build up.We plan on doing a complete remediation of the crawl space, patching the foundation, perimeter drainage, sump pump, vapor barrier, and then putting gravel down.
