I used to do this when I got a smoking deal on a cleaner but I'd send a cleaner in twice a month who charged me $40 each time to clean the kitchen, floors, bathrooms. 

and by the way do you have a trusted list of vendors for EVERYTHING (hvac techs, plumbers, electricians, painters, cleaners, etc. etc. etc.) which are vetted, tried and true and place you on priority because of the volume of your portfolio?

I have a plumber, electrician, flooring person, carpenter, and even a carpet cleaner who goes out to clean in between tenant turnover.

Lower vacancy rates primarily result in renting to quality tenants with good incomes for a property that is likely cleaner, newer, requires less maintenance, and is in an attractive part of town. 

Our improvements to date were to change out all angle stops and to hire cleaners to deep clean.

I just don't think our national debt is as out of control as some believe it is (even if it is a daunting number) and it can be reduced to nil if only the federal government would stop allowing themselves to be taken to the cleaners with every. single. contract.

we have a mid term in Vegas and we have experienced the same thing the tenants are much cleaner and neater than full time rentals.
