In places like Solana Beach, where it is more quiet, ST rentals have been severely restricted because of noise complaints, etc. 

That gap between the seller finance and this past April was filled with research, helping others buy homes, research, Licensed NYS Realtor, forming my llc, more research, a few seller financed deals for me, market collapse, children ( 2 amazing young men 5 & 7) and kinda only half wanting to get involved with being a landlord, did some rehab work, studied, love learning about real estate, wrote out several business plans, networked, kept my business alive, started coaching as a way to generate clients as an agent, withdrew from the daily grind of working for someone else all along the way.  

I don't like tile or uncovered hardwood floors throughout, especially in multi-units do to the noise factor.

Couples will be a living nightmare for you, plus they'll run up the utilities, make more noise (or fight), and one of them would be living there for free.

Or don't worry about it and just cut down and grind stump?

If a garbage disposal stopped spinning but makes a bit of noise showing the electricity is on (likely something is blockage it but unsure), who is supposed to pay for the technician to repair it: the landlord or the tenant?

Not every night -- but when you have to try and figure out if a noise you hear outside is fireworks or gun shots, I call that a war zone.  

Pets can cause a lot of damage, noise, etc.

tch below me constantly complained to the manager that I was having wild parties, making all kinds of noise, etc. in the middle of the night.The funny thing about this is I went to work at 5 in the morning, so I was in bed by 9 or 10 o'clock at night.
