Signed lease, proof of security deposit, and rent AVM to substantiate rent, will be used.Note that rent AVMs are garbage (less than Zillow estimate-level quality), but can be trumped by an appraisal on your departing residence if needed.

If the original loan is garbage then I would refi it to the longest term possible to boost cashflow and then do the HELOC.

Tenants call him when there's an issue. (11) units are currently rented for a gross rent of $5000 monthly ($450 p.month)(6) units are vacantAnnual Taxes - $3700 ($310 p month)Insurance yearly - $3500 ($300 p month)Utilities for buildings - $750 per month (tenants pay ALL utilities, owner responsible for none except garbage)Property Management fee (6% of gross) - $300 per monthMaintenance - $500 per month (regardless I have an on site maintenance couple, there are some jobs that require the Yellowpage companies, so I went on the higher side)-------There is probably $10k in deferred maintenance.

well, this is a new one for me. normally it's the other way, but my tenant and the neighbor share a driveway (the driveways are attached to each other).and the neighbor is messy. i noticed that while updating the house. their garbage cans fall over, no one picks them up. boxes are blown all over, noone picks them up. cig butts, tampon boxes, you name it, it's all over the driveway.the tenant has an "option to buy" the house and they like the home a lot. but they are complaining about the trashy neighbor.i know the neighbor. she is weird (does not smile and weird sense of humor), but i know her. have her number in my phone too, so i can talk to her.i just dont know what to say that might change her behavior...suggestions?

As you gain more experience in the biz, you will likely run into wholesalers, they will likely be coming to you and finding you and then all you need to do is sift through the garbage (and tons of it) until you find that gem.
