I personally have not done the conversion process, BUT into contract on a triplex in the upper Fruitvale area last year and I researched the process in depth.

I haven't done in-depth market research, but I don't think I am priced too low.

Most any property is going to need cosmetics, and the depth of which will play a big part in what you should offer for the house.

As you well know the depth is different but you would have had to inspect really close to discover same.
