I own rental properties in Mesa AZ, Las Vegas NV and Memphis TN -- all purchased with the traditional loan (typically 20% down) and they are are moving along nicely in terms of their overall returns.

Florida and Las Vegas were bubbles in 08 because there weren't jobs to support the loans.

I know one night’s rates at hotels is what you probably use to determine home values in other cities, but don’t use it in Las Vegas.
