city of Clearlake you wan to steer clear of... nice and Lucerne and the Oaks can have some decent little houses.I like Upper Lake... ( could because we had a 1200 acre ranch there in my boyhood and have fond memories) but you can get people that live there and easily commute to Ukiah.

Prior to the 2011 law that required lien holders or purchasers of foreclosed housing to allow the tenant to remain in the property for the remainder of the lease, or 6 months in the case of a month to month lease (not sure how correct this fact is based on my memory), I used to consider this very bad form.Putting a family in a house with the expectation that they could stay a year and then getting kicked out by the new owner a few months later and losing their security deposit cause the HOA investor pocketed that too is not cool.There is probably a special place reserved in hell for people that did that.
