I've heard several times that landlord references are the absolute best tool for tenant screening, but part of me hopes this is not actually the case given that we didn't find it to be all that helpful in screening out the one bad tenant we did had.

This sets off a alert that goes off when I get home (set location) of something I inputted.I'm on a apple device so all I have to do is pull down or swipe right to get to the screen with weather/news/stocks and all these are neat little buttons.

I would LOVE to host a google hangout or even just a 15 mins call on the phone from those who have the most experience while we both review a few of these results. weeding out the properties i come up with that are a for sure "no go" because of the specific transaction history. i hope i am making this clear, yet I  am sure some of the experienced investors have a few simple set rules when checking out this information window i have screen shotted.

Just curious when you have multiple tenants interested in your rental property (Single Family House) do you have them all fill out an application and complete your screening process or do you pick the best qualified based on your conversations and meeting when you walk them through the property.
