We have a 3 day minimum stay so eventually there will be an extra day they can come and clean without a rush and knock out the other laundry left from before.We also have some big machines. 5cuft washer and 8cuft dryer so I can wash all the sheets from all the beds in one load.

Machines still should not tamper with the contracts

I'm definitely planning on using machine learning to train drones that spot vacant / run down properties and from there have the address fed back to a system that automagically skip-traces and markets to them.

When I work with my investor clients (I'm also a REALTOR®), I try to help set their expectations that in many cases, properties may not cash flow for the first THREE years.

I have looked at the ozone machines - was it pretty straightforward on how to use it and how much do you think it helped? 

If you want to live with them then all repairs should be formally submitted by them,no calls, notice of entry given by you x hours before as legally required in your area except in emergencies like washing machine leak.

Don't forget to include other income if it's there, like coin op laundry, storage or garage rentals, vending machines,  if you have 50% vacant units your coin op laundry income will be 50% too.

It mainly consists of pushing buttons on machines, driving folk lifts 2/8hr work shift, texting/SnapChat all day, napping, taking long lunches, and then repeating.
