hello my name is jerry and I'm a alcoholic o shoot wrong meeting, hold on I don't even drink  well I'm a newbie from ohio with no knowledge of real estate learning. never even had a house yet and of course very little money working as a handy man with my landlord learning from him every now and then my mentor wile learning and most likely even after I do break out into to this wide ranged field of real estate im trying find exactly what area I want to get into (whole sale ,flip fix and so on) , my main thing is law a splinter in the hind side. soon going to one of the bp rei a meeting not shure when I can make it ( a stroke of bad luck) but I am rely driven toward real estate I have been interested all my life watching all the gurus make all that money (yea right, going to jail) but didn't want to pay all that cash to a scammer . then I found this new sight called bigger pockets looks good cost nothing so here I am learning as much as I can holding off on buying anything till I know more. well this is my little playfull intro. not to upset anyone just a little diffrent

Congratulations on your purchase.I just entered into a somewhat similar situation myself a couple weeks ago when I purchased a duplex and found that one of the tenants in the downstairs unit (which needs moderate rehab and who had supposedly been evicted) was still living in the unit.My approach was first to talk with him on the phone (less intimate/emotional than an in-person meeting) and offered him the equivalent of ~80% of a month's rent to vacate the property.

As far as comps go, there aren't too many that are at least say, moderately comparable and really nothing that's right on the money, as far as being a very comparable building and location AND very recent, too.
