How does financing even fit into your goals?

This house sounds like it wouldn't fit easily into a standard cash buyer's portfolio - since other homes would be easier to upgrade and sell.

Personally, I'm a believer in picking a market that best fits your investment objective regardless of the location.

It happens- I have had clients with top tier credit and income who easily qualify for Conventional but ended up going FHA because it just fit their budget better (lower monthly payment and lower cash to close).

I was then going to have a Lawyer review and tweak what they seemed fit. 

Make sure that you have a list of properties that fit your criteria to focus on.
