Summary question:  How would you allocate by extra money saved from my paycheck by percentage between 1) stock piling cash for a 3rd rental property 2) paying down existing mortgages ( I currently own 2 mortgages that have low interest rates) or 3) investing in traditional retirement accounts including ROTH IRAs, etc.Brief Background:I own 2 properties which both have low interest rates.

This one has a MUD at the southern border of the property I am trying to see if will allow a water / sewer tap sometime in the future or for redundancy / emergency purposes.In Texas and many other states you can pass along the submetered (or allocated) costs of private utilities to cover the cost of the service - the risk is really about the capital costs (hence diligence), and less about run & maintain if you're doing that properly.My point to all this nonsense is that you're already taking on additional risk by evaluating a smaller park, you might as well keep private utilities on the table if they're in good shape, you can get comfortable with them, and use it as a negotiation point for instant equity / further upside.But I can see from your story @Paul Stout that the existing septic there looked like a big problem, and for a small Park could make the entire economics go sideways.

I do essentially all my own work, typically the only exception is if it absolutely requires a building permit for a skilled trade (not just framing and drywall).With an 1842 multi-family that I bought at a discount due to the work needed...you can only imagine the volume of credit card transactions I have (which I go to painstaking lengths to track every single one, and allocate by percentage to which unit it effects, etc).Looking a bit forward, what if I wanted to have a vehicle (truck, naturally) to ONLY use for the purposes of working on the property/properties?

The partnership agreement should mention items like allocation of income/losses, expected winedown of partnership, each partner's rights etc.You should then reach out to an agent; it appears that one is recommended to you.You should then communicate with a portfolio lender.
