If all of your properties are under the same legal entity and share the same bank account, I could see where someone could argue that it wouldn't matter where you put that monthly cost, so long as your consistent.If your deal is a large multifamily or office building, strip mall, etc. then you would leave out the loan when calculating your net operating income so that you can get an idea of what the cap rate on the property is.

Although some will argue that if you get it under contract, you can just market the contract on craigslist and FB marketplace and cross your fingers someone finds it but I would reserve that for once youre more experienced.

If you kick them out for lease violations, I would argue they would lose any remaining rent money held but would refund the deposit if the unit were left in good condition and there are no additional problems.
