If you cant buy it yourself, then find a partner to buy it with or wholesale it to someone that can buy it...assuming they are willing to sellTrying to convince the owner to "clean it up" won't work..... some people just operate that way and you wont change them.

Certain leases state that the landlord only covers pest control for the first 30-60 days etc and then its on the tenants, since by that time they are likely the reason why the pests are there....i.e they attract pests due to hygiene etc.HVAC...... that level is not a code issue, so you wont be able to force anything.

IE recapture cap gain etc. the new Opportunity zones will have some pretty nice tax benefits.. so get your tax free from those.. and invest in Opp zone wo in 10 years you wont have any tax on those..

@Chris ThomasMany baskets.....401k, Vanguard Brokerage, Vanguard Roth (stopped this now as I wont be waiting until age 59 1/2 to retire), real estate self owned, real estate owned with partners in an LLC, and social security will be claimed at age 62.

I think the article puts it into perspective what why and how SF and peninsula can command prices that those that live in the mid west deep sought or other areas were median price homes are in the 150k range.. it maybe allows them to understand why.. and why it wont come crumbling down.. keep in mind the move up.. anyone who bought in mid 90s has a few million in CASH equity. as well.
