To your point though, maybe planting some shrubs along the back property line would help.

I have been scoping around and there are no signs of moving, in fact they are still watering their plants....I know, I feel like a stalker but I need to know for sure before I move on.

They build a house then live there and put up  storage units or just a storage lot, or an auto shop or a taxidermy shop or a game processing plant or???

But planting a seed, even with just a message every 30 days will get you some of those deals eventually.

Plus, the insulting part of the day-long seminar, there were plants in the audience who headed to the table in the back of the room on every break and "bought" the $500+ course.I have gleaned more from my brief time reading less than 1% of the content here on BiggerPockets than I did in that seminar.

The off market property is a Manufacturing plant/office building.

If it is a package plant with activated sludge then that is another deal all together.
