I'd suggest possibly extending the house hack to another duplex or quad. 1-4 units are residential so will be easier to finance.

Jay is right, this is on the not so good side of town and you’ll be sink tons of money into an investment to not have decent clients and be able to rent the units out for more than $600/800 depending on the size and location.

In this discussion, we all agreed that for one property unit, the expected rate will be 10% and then it can decrease as the client adds more units or volume.
