Amazing as this sounds it could be as simple as clogged gutters .The sump pump is the last line of defense not the first .Sump placement is very important,with that age there is good chance of no drain  around the foundations .Funny story last house Iived in flooded when I was selling it had to cancel he open house .Installed a sump pump after hauling 12 yards of dirt,gutter work over .

As I continue to educate myself on finding good deals and being creative with my financing, I was curious to know what some of your stories of creative financing are?
