Is it mandatory to make rent checks payable to the name of the Trust?

We do our own painting, fix drywall holes ourselves, repair our own closet doors, and replace kicked in door jambs.

They think I should fix it right away as if I sit on the porch waiting for something to occur.In fact there was an emergency issue, where an ice maker line busted at 10pm, and they decided to email me instead of calling me.

Unfortunately, I "would be hard pressed" (from a local appraiser contact) to get the property to appraise for $100k (even though the city assesses it at $128k).So... all you experienced financiers and deal makers, how do I get these "better"?

You wouldn't start any other type of business without having a name, registering it, getting business cards, ect....I'm not saying you need all of that right away, but I can tell you that if you want to really make real estate investing work for you, then you should treat it like you would if you were starting any other type of business.

We have new tenants who can't make rent this month because they didn't realize how little their take home pay would be from their new W-2 job.
