Also, I do go onto the county clerk website to find potential leads but in my county they don't have the Notice of Default section when looking so I get a bunch of unwanted, unfiltered results so if anyone has a suggestion there I'm more than willing to try it out.Any help on narrowing down the process or any procedure on not looking like a total dummy is very much appreciated.

Hey Chris, quick note - toilets use cold water so flushing them will not assist in the heater flush procedure.

@Jeff Rabinowitz I am familiar with the loan procedures for a 401k as I mentioned I have one outstanding.

Procedures and expectations are entirely different.

Creating and sticking to clear policies and procedures can accomplish a lot. 

There should be procedures for examining financial statements.  

I will definitely use that procedure when my tenant gets ready to move in.
