I've come across a property that we're making an offer on, and one of the larger issues is that it borders on one edge with a creek, and it appears that all the water flow from the gutters were unmitigated and during heavy 2016/2017 rain and hurricane time frames, has essentially eroded away about 10% of the front yard in the form of large crevices from the base of the house gutter pipes toward the creek.

That’s one of those block by block areas IMO (and I’m not familiar with all blocks near there), so to get an idea of that being “war zone” you’d have to give the street and cross streets, or the address leaving the last two digits as ‘X’.

Google "list brokers" and call a few of them to explain what you're looking for.If you have no budget for it but have the time, you can cross check the list of properties you're interested in with county record of mortgages.

Also trying to put in"seller's commission obligation hereunder shall apply regardless of whether Seller subsequently lists the Property with another licensed real estate broker or any other party (I have crossed this out).As an investor (this is not an investment property,is my personal residence), I want to be fair and care about my reputation but am not going to be taken advantage by agent.
