At my brokerage, there is no "brick & mortar".All of our Realtors are also investors and all of us work from home.This works well because we are spread across Central Florida from coast to coast and everyone has their own farming area.My "commute" is to drive my slippers to the kitchen, fill a cup with coffee, then drive it and myself to the office down the hall... simple!

If it can repaired and still cash flow, even just a little, the actual ARV may be less important (but still important) than the property's value based on the income it produces if area rents will allow that.Partnering with the seller may be an option from that perspective.Just a thought...

If individuals want to lend less it would be an un secured note.We provide our lenders....Purchase Price Info, Property Address, Projected Rehab Costs, (typically just total amount) ARV.For security......Promissory noteMortgageAdded as an additionial insured to insurance policy.For a 5,000 note I dont provide any additional security, as it would not e tied to a specific property.
