The challenges of buying the property before the sale:The owner might be hard to locate, often the houses are vacant.Often more is owed on the property than what it is worth to an investor.There might be other liens (which a title company could determine.)But if you can find properties with the right numbers and the people willing to sell, it could work.

I think to clarify, in North Carolina, when buying tax sale properties, the previous owner has a one year period during which they can challenge the foreclosure process by arguing they weren’t properly notified during the foreclosure process.

Guy Hi Guy, I'v posted this before as there are so many folks investing out of state but it is worth repeating.....Investing from out of state is challenging but if set up correctly, it can be a great way to reach areas that can give you a better return.

I can't quite grasp how challenging that part will or won't be.- As a last ditch scenario, if I can only secure 1 property for whatever reason, I'd put the entire $140k into it, and get a mortgage on the rest (likely around $200k on the mortgage).
