I did a walk through the day after recieveing the letter and   Notice a musty mold smell, rust & soap scum in both showers, a few scuff marks on the walls, dirty kids hand prints on the lower corner  end of one wall, broken towel bar, one broken blind and fleas.

The enabler does this for a variety of reasons, many of them well-meaning.For me, every eviction I have been involved in has been more than anything else a process of stepping away from enabling and clearing the way to rock bottom for a tenant who needs to seek help or treatment but refuses to do so because they're terrified, they're proud, or they're blind to the consequences of their ways.You have to decide, as a landlord, if you're dealing with a person who will seize on an opportunity to change their behavior if you give it to them, or whether you're dealing with a person who will not change until they hit rock bottom.

Recently I had the following work done at a property:  1) install security screws for existing kitchen faucet 2) adjust deadbolt on a door 3) replace (2) outdoor lights and light bulb (4) replace 3 smoke detector batteries (5) install a spring for screen door (6) install a blind in the living room.

In the previous thread I felt there were a lot of blind optimism, people telling you can do it, but offering little else.
