I like the idea of the verification a short time before hand, and grouping some showings (so you can show the next one in a few minutes if you get a no-show), then the trip is not a waste.

Nobody has submitted an app yet but I've agreed via text to accept someone's offer pending the application and verification The very next day, someone comes along and offers $200 more per month.

I always require verification of income - pay stubs for employed, visual tax return inspection for self-employed, or bank statements if income comes from elsewhere.If they have good credit, that's it - I'll give them the benefit of the doubt.If credit is marginal, I'll ask for additional year tax returns, P&L statement, or whatever else makes sense.After that I'm either satisfied, satisfied with a larger up front payment, or decline the applicant.

However, if I'm having a good dialogue with the guest on the Airbnb message platform and they have a completed profile, have the necessary ID and verifications, have good reviews, and seem like a promising guest, then I wouldn't mind sharing our address prior to their finalizing their booking.

Randomize the order, find some accepted cultural markers for coffee table books and decorations to switch out (when academics have done "resume research," they use names that are 90% one group or the other -- "Jake Smith" is generally a white dude, "Jamar Smith" is generally a black dude, so when Jake gets 50% more callbacks with an identical resume, there's good reason to suspect foul play).
