This is known as a bridge loan.

If you are investing with a long term mindset, there are asset classes that historically bridge recessions better than others.As an example, on the higher end of the risk spectrum (but also with the chance of higher returns) you could invest in a development project, knowing if the market corrects you could lose your investment.  

November rent is water under the bridge, shame on the current owner, insist on December on time or start the eviction process.  

Fortunately his buyer wanted the unit enough that they bridged much of the appraisal gap (it was the only way they were going to be able to purchase as my protege was willing to rent it). 

I was not comfortable with the way everyone started using bridge loans and floating rate debt in the last 2-3 years, so I avoided those type of deals.

What you want to do is work with an NMLS licensed institution and a direct lender that specializes in bridge, fix and flip, ground up construction and DSCR

@Peter Walther that sums up my experience pretty well, ultimately just jumped through their hoop to get that money back out for the next deal (well given how long it took the next deal already closed and I needed a 401k loan to bridge me over - but I’ll promptly pay that back now)

And he also mentions the platform called Bridge (check it out here), Zillow is planning on moving its public records to this platform eventually.
