I don't want the increased cost associated with a city that experiences wet and cold winters annually and I want to stay away from salt air if possible.  

Maintenance costs will also be higher here due to the salt contamination.

For all you know (and your realtor know), you may just be insulting the realtor, and not his actual client.I'd take that the information provided by the listing agent with a grain of salt.  

Take this with a grain of salt, I've still only purchased one place so far -- my primary residence.

We were in your same shoes a few months ago, (in Salt Lake City where real estate has been insane) except we are now under contract with our second investment property.

@Robert Myers take my advice with a grain of salt as I am a newbie, but it might take a little digging on the buyers end.

So with the slip and fall case, the LLC could defend the homeowner by pointing to the lease and mgmt agreement where it says the mgmt company is responsible for all maintenance and upkeep including shoveling and salting sidewalks.

or 2 yrs of premium in 1 year. and  ANY good agent worth his salt should know also!
