Right now I would edit your post and take out the redfin ad, because someone else might see this and snap it up before you have it under contract. 

Written by attorney investors, it's full of practical advice pertaining to management of investment property, has sample forms that can be edited, and - most importantly - they tell you what your primary state laws are and where you can read them.

Unless cash on cash return isnt cashflow/(down payment+repairs+closing costs).Edit: I think the difference is in the equity and appreciation.
