You might consider teaming up with a mortgage broker to send a mailing to "Renters with high income and high Financial Stability Scores (FSS).

You need to find a broker or banker that has these kinds of products.

@David Cruice I don't think I'd be interested in being a Realtor, it would be strictly for MLS access and saving commissions, not to mention it will help me build relationships with lenders, contractors, brokers, etc., however working at a real estate investment company for a few years definitely seems like a great idea to understand how everything works.

So we've been trying to find a better, more personal solution.We found a gentleman in Chicago whose run an insurance brokerage since 1991, and he seems to be one of the only local insurance brokers willing to help protect and insure properties that do Airbnb/vacation rentals.

In my smaller commercial deals yes I did get the tax return schedule E (bank typically request it too), but on larger deals Sellers declined to provide it and broker said that's fairly common.
