You will never interact with this person, but that's who's license the sale is being made under.You will get emails directly from auction.com (proof of funds required within 48 hours of winning the auction) and they have a customer service number.There will also be a local real estate agent that they work with. 

Some software out there completely take away the need to interact with tenants with automation.

Generally speaking (based on interactions with hundreds of people on sites geared at travel medical professionals) most prefer to have their own space and not be in a rent-by-room situation.

We probably have 1-3 tenant interactions a week for our portfolio.  

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

Get involved at local events, at the Chamber of Commerce, or with local businesses to directly interact with your local community.
