We can only hope for better standards in the industry.The goal of such types of legislation isnt to set the bar higher.

I have brokers lining up some pre-approvals but wanted to see if anyone has had some local success with conventional financing or some type of rehab based loans. 

Type it up once, save it, and use it again for the next tenant.

WA State law (RCW 59.18.257) requires that landlords provide prospective tenants with written, qualifying criteria prior to obtaining any information about a prospective tenant, including what types of information will be accessed to conduct the tenant screening and what criteria may result in denial of the application.This does not need to be in an Ad (Vasudev Kirs ), but does need to be stated when someone applies, before filling out the information. 

Yoav,I have a lot of success by letting everyone I interact with know that I'm a real estate investor and what types of properties I buy.

And to be clear this type of a buydown DOES NOT solve any DTI issues. 

@Robert S. sorry you're experiencing this--I've been in your shoes, and it's no fun.Luckily, I have extensive experience with this type of issue (I learned the hard way when I bought a property that was basically built above a subterranean river that caused three basement floods in about six months!).
