Be mentally and emotionally prepared to make several offers (Not at the same time, of course), as in a seller's market, listings often have strong multiple offers.6) Get into escrow, go through the motions of inspections/due diligence, and close escrow. 7) Polish it up to max out your rental income and get it rented.8) Rinse and repeat and get another.

I am concerned that once the COVID stuff is over and states open back up the inventory will not be as scarce causing the temporary inflation to go back down.
