I'm sure like most of us on here we want financial freedom that our 40 hour a week counterparts wish to have as well.

I charge $200/week for the first 4 occupied beds in 3 of the above houses. 

Which, when you think about it, is really fast if you have a 45 day rehab and maybe it takes a week or 2 to get a tenant into that property. 

We are only 3 weeks into that lease!

I'm wrapping up my first flip in Rockland in a couple of weeks and we have been relatively glitch-free - except that we just learned that the carpet color the buyers want is special order and can't be delivered in timeIf that's the biggest glitch, I'll be pretty darn happy.

Why would they accept to work with me for six unit multifamily that is built already and they wouldn't when I want to build one?

I would prefer affordable and flexible install dates (instead of 4-5 weeks out).Thanks in advance!

I am returning 100% of a security deposit this week. 

People get fixed on price and LTV but it is just one factor in the overall investing picture.I look at about 500 to 1,000 properties a week.
