Dre, take my opinion with a grain of salt as I have no idea about that part of the country but for 6K it seems like there are possibilities!  

As soon as one of those arises, roof, HVAC, windows, siding, driveway, you are at a loss.My opinion, and take it with a grain of salt, is to sell, take the cash you get back, and invest in a better deal somewhere else...Good luck!

Whether through wacky ARV's or way off base rental income estimates I have a growing perception that anything that doesn't involve you working directly with a seller one on one is a to be taken with a grain of salt.

of course take that with a grain of salt your the investor .. you use US agents to find you deals not to do the math for you and calculate your tax strategy.  

I don't want the increased cost associated with a city that experiences wet and cold winters annually and I want to stay away from salt air if possible.  

We were in your same shoes a few months ago, (in Salt Lake City where real estate has been insane) except we are now under contract with our second investment property.

I'll do my best to help but take what I say with a grain of salt.
