I started with self directed IRA funds and still using that resource to build up our retirement income.

I am basically a retired corporate real estate exec, but am currently a licensed real estate agent, selling commercial real estate, however, I am also interested in residential fix and flips for my own portfolio.  

One thing Florida and Texas have in their favor is the boomers retirements and wanting to move to warmer climates and states with no income tax.

With a six figure income I'd personally look for a multifamily property ideally 5-10 units (up to $600k) with value add that makes sense with a property manager.If he more of a passive real estate investor then I'd spmit the money over 4 to 5 real estate syndications in different markets.To be truly passive and not in real estate with a long time horizon total market index funds are the way to go.With a six figure income I'd hope he is investing significantly in a 401k so real estate is a good choice for these non retirement funds.

However in order to deploy retirement funds into real estate you will need certain minimum amount.

Anyone have experience working with Rent to Retirement?

I promised myself 2021 will be the year I finally do this because I’m close to retirement and want to start a new chapter in my life before that time comes and I really do not want another job.

I've had retired military and non-military in my rental (I'm also active duty) that requested month to month. 

If you're putting all of your retirement accounts into real estate, you are also not diversifying very much.  

I am very conservative in my investing and my goal is cash flow and retirement.
